Previously known as ‘Condition Reports’ a level 1 survey is the most basic form of survey.
Using the RICS ‘traffic light’ ratings, we will survey every element of the building providing plenty of images for each item to provide clarity for clients. This type of survey is commonly used before entering into lease agreements with landlords, as it provides a clear and basic report of the property’s existing condition prior to your lease starting. This provides a reference in the future for any claims aimed towards you regarding the property’s poor condition.
Often referred to as a ‘Home Buyers Report’ a level 2 survey is the most common form of building survey when purchasing a property. Choose this report if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.
Choose the Level 3 survey (formerly called a building survey) if you’re dealing with a large, older, or run-down property, a building that is unusual or altered, or if you’re planning major works. It is more thorough than the other RICS reports because it gives detailed information about the structure and fabric of the property.
The RICS Building Survey uses the same traffic light ratings as the Level 1 & Level 2 Reports.

This allows us to prepare plans for your existing property, which we can then adapt to provide your new proposed plans.
Following planning being granted, you will require building regulation drawings. These detailed drawings ensure your project is delivered to the necessary standards. Como will not only provide you with these drawings, but we also provide building regulation specifications. The specification is to be read in conjunction with the drawings and provides further clarity on materials specifications and details. Our knowledge of building regulations spans across all sectors, from conservatories to shopping centres and everything in between. We can tailor your plans to ensure all relevant regulations are achieved in a painless manner, we also work closely with several approved inspectors who we have built a relationship of trust with over the years.
